Simple Ways to Determine the Age of Your Roofing System

As a new homeowner, you might be wondering about how old the residential roofing system of your newly purchased home is. After all, it can be a crucial detail that determines how much work you have ahead of you to keep it in good condition or replace it entirely. Fortunately, an aging roof can leave evidence of wear and tear that may require either immediate repair or replacement depending on the extent and severity of the damage. To learn exactly your roof’s age, consider doing the following: 

  • Ask the previous owner. Tracking down the original owners of the property you recently purchased is perhaps the easiest way to find out the exact age of the roof. They’ll probably know when the roof was installed, especially if they lived in the house for a long time. Otherwise, it can be safe to assume that the whole system is nearing the end of its lifespan. This is especially true if it is an asphalt shingle roof covering your home.

  • Obtain the building permit. Do a bit of research, and find out whether your local government requires building permits for roofing installations. If it does, give the permitting office a call, and request a copy. It will contain all the information you need about the house, including the exact date when the roof was installed.

  • Request a copy of the receipt from the roof installer. The previous owners may not know the exact age of the roof, but they might remember the roofing contractor behind its installation. They likely discarded the receipt, but if you have the company name, give them a call, and ask for a copy. Companies often keep records of all the work they performed.

  • Get your roof inspected. Hire local contractors that can perform a thorough assessment of your roof and determine its estimated age. They can check for any signs of shingle damage, including buckling or curling, as well as rust on the flashings and moss or algae growth on the surface. Based on these, they can give you an idea of how old your roof is, how many years it has left and an estimate for repairs or replacements.
