As a commercial property owner, thinking about your roof warranties as financial assets is imperative. They may vary between roofing types, contractors and manufacturers, but they are fundamentally similar. Here’s everything you need to know about commercial roofing warranties.

About Manufacturer Warranties

Some commercial roofing warranties come from manufacturers. They usually apply to roofing materials or the entire roofing system and cover issues resulting from factory defects or manufacturing errors. The following are some of the most common types of manufacturer warranties:

  • No Dollar Limit Warranty (NDL)
    This type of manufacturer warranty covers material defects regardless of how much replacement materials cost. It often doesn’t cover labor costs or storm damage restoration for issues caused by installation errors.
  • Material Warranty
    Some commercial roofing systems are composed of materials from different manufacturers. This warranty only applies to materials and components that a particular manufacturer made.
  • Material and Labor Warranty
    This type of warranty covers both materials from the manufacturer and labor costs, but only up to a certain dollar limit. You can reach that limit if you have a bigger roof.
  • “Membrane-Only” Warranty
    This type of manufacturer warranty covers only the primary roofing material like ethylene propylene diene monomer (EPDM), thermoplastic polyolefin (TPO) or built-up roofing (BUR).

About Contractor Warranties

Some commercial roofing warranties come from the contractor or installer, and they cover issues caused by installation errors. They are as important as the above category. If the roofing system isn’t installed properly, expect the materials and components to fail prematurely. They also tend to be shorter in scope than manufacturer warranties. That’s because roofing issues tend to manifest themselves within the first few years of installation.
